Available from approximately $20 million (£15 million), this extraordinary 700 sqm villa is nestled within Rome’s Appian Way Regional Park, just 15 minutes from the historic city centre. Set across 11,000 sqm of private grounds, the property offers complete privacy and tranquillity in one of the city’s most historic settings.
Designed by renowned architect Andrea Busiri Vici, the villa stands atop a dramatic lava rock formation that was once a Roman basalt quarry. Arranged over two levels, the residence features elegant reception rooms, fireplaces, porticoes, terraces, internal courtyards and five bedrooms. One of its most remarkable spaces is the dining room, carved into an ancient Roman grotto and adorned with an original mosaic depicting Medusa.
Once owned by Carlo Ponti and Sophia Loren, the estate also includes a private library, winter garden and former stables transformed into an exclusive venue for receptions and private events. Surrounded by mature gardens, expansive lawns and centuries of history, this is a truly rare Roman residence where architecture, nature and cinematic heritage come together.
